Here are some common questions we get asked.

For Apartment Seekers

What are the rental requirements?

To qualify for any of our rental units, monthly household income after tax must be at least three times one month’s rent. Either that, or you would need a permanent subsidy like Section 8. We also require that you have a credit score of 600 or higher, or a documented history of paying your rent (rent receipts, payment ledger, cancelled checks, etc).

Do you accept Section 8 or Homebase?

Yes, we accept Section 8 and Homebase for all of our properties. However, because Homebase is a temporary subsidy, this subsidy does not exempt you from our income threshold.

Can I come to the office to apply in person?

Yes, you can! Our office is open Monday through Friday, 8:30AM – 4:30PM. If you would like to meet with a member of our staff, please call ahead to schedule an appointment.

Can I SUBMIT A PAPER APPLICATION?

No, we do not have paper applications anymore. Only online applications. Online applications will not be processed unless all documentation is included.

Do I have to fill out separate applications for each apartment I am interested in?

No, we can utilize one application for more than one property. Just notify your agent or member of the rental staff of the other properties you are interested in.

Will you check my credit?

Yes, your credit score is one of the factors we take into consideration when evaluating the strength of your application.

Will the credit check adversely affect my credit score?

No, we do a “soft pull” which will not affect your credit score.

Do you allow co-signers?

Unfortunately, we do not allow co-signers on any of our rentals.

How long does the approval process take?

It typically takes about 36-48 hours to process your rental application, provided your application is complete.

HOW LONG WILL IT TAKE TO PROCESS MY APPLICATION?

We are currently receiving a minimum of 40 applicants per a unit. We process applications in the order they are received. Sometimes the agents do not reach the 40th application if the 5th person qualifies and is accepted.

For Tenants

What day is my rent due?

The rent is due on the 6th day of each and every calendar month.

How do I pay my rent?

You can mail checks or money orders to the Witman Properties office, located at 121 Main Street, Holyoke, MA 01040. You can also drop your rent off to the office during normal business hours, or leave it in the drop slot after hours. Tenants can also pay their rent online through their online portal. If you don’t currently have access to your portal, please call the office at 413-536-2714.

What types of payments do you accept? Do you take payment plans?

We accept personal checks, money orders, and web payments using a credit card, debit card, and e-check option. Web payments can be made online via our tenant portal. We do not accept cash.

How do I submit a work order for repairs?

You can submit a work order by calling (413) 623-9444 or through the tenant online portal located at the top of this webpage.

How do I switch apartments?

We do not offer apartment transfers. To move to a different apartment in the Witman inventory, you need to submit a rental application via our website, rentals413.com.

How long does it take to get my security deposit back?

Your security deposit will be returned to you within thirty days of vacating your apartment. You must return your keys to the Witman office and provide us with an accurate forwarding address.
